Artificial Grass in Forrestfield

Forrestfield has a soil landscape system named after it, which tells you something about the ground before you dig a single hole. Three systems meet inside this one suburb: the coastal plain arrives as Pinjarra, the foot slopes as Forrestfield, and the scarp itself as Murray Valleys, and together those three account for roughly 41% of the suburb at unphased system level alone. The largest single phase, Pinjarra Gf7 at 17.3%, is sand "underlain by mottled yellow clay". Another 12.4% is pebbly silt carrying laterite and weathered granite. So a Forrestfield turf job can be a flat sandy rise, a gravelly foot slope or a duplex plain, sometimes within a few streets, and the base price follows the ground rather than the product.

Where the plain stops being the plain

Head east across Forrestfield and the Swan Coastal Plain runs out under your feet. The mapping records the handover in stages. Pinjarra Gf7 (17.3%) and Gf1 (5.1%) are the plain: minor sandy rises and gently undulating ground with sand or sandy loam over clay. The unphased Pinjarra system adds 16.3% of the same story at coarser resolution. Then the Forrestfield system (11.6% unphased, plus Ff2, Ff3, Ff1 and F4 phases) brings in the foot slopes, described as gravelly yellow or brown duplex soils on slopes under 10%. And 13.4% is Murray Valleys, the scarp proper: "Deeply incised valleys with Red loamy earths, shallow duplexes and rock outcrop".

What matters for a lawn is that gravel and laterite dig slowly, duplex profiles need a plan for where water goes once it hits the clay, and slope brings falls and sometimes edging into a job that would have been flat on the plain. Nothing here is an obstacle. It is simply the reason a Forrestfield quote and a quote from a sand suburb can differ by more than the turf. If you want to see how the ground and the price connect elsewhere in the city, our page on pricing a Forrestfield lawn per square metre works through the variables that move a number.

We should be straight about the resolution of all this. Around 41% of Forrestfield is mapped only at system level, which is 1:250,000 detail, considerably coarser than the phase-level mapping available in most of the suburbs we cover. That is a description of the district and not of your yard. Nothing replaces a look at the actual ground.

Established streets, and Hale to the north

Forrestfield carries two housing profiles at once. The established part of the suburb is older detached stock on solid blocks, much of it now well into a second landscaping cycle, where a turf job means removing a tired lawn, capping reticulation and working around trees that have had decades to spread. To the north, the newer estate development on the Hale side adds a supply of blank, hard-surfaced-boundary yards handed over bare, where the whole landscape is going in at once and access is still open.

Those two jobs price differently and they fail differently. The renewal job is about what comes out and what is already buried. The new-estate job is about what the builder left behind: building sand, rubble, and ground compacted by machinery rather than by a plate compactor working to a level. Both are ordinary work for an installer who asks the right questions first.

Half the verge, and the water rules on top

Forrestfield sits in the City of Kalamunda, which handles verge turf by classification rather than by ban. Synthetic turf is treated as a non-vegetated area under condition 12 of the City's verge landscaping conditions, and condition 11 caps non-vegetated areas at "no more than 50% of the total verge area". The vegetated half has to be ground area, since the measurement note excludes canopy cover, so the ground under a street tree needs to be mulched or grassed to count toward it. There is no separate application to make where you comply, though the 1964 by-law behind the guideline still requires a permit in principle and the City can require removal at the owner's cost.

Water is the other rule set, and it is the one that makes this decision for a lot of people in the foothills. Sprinklers are limited to two days a week by the last digit of your street number, once a day, outside 9am to 6pm, with the Sprinkler Switch-off shutting them off entirely from 1 June to 31 August. We have written out the digit-by-digit table and the new-lawn exemption in the Perth watering roster explained in full. Up the hill, on ground with no coastal plain sand in it at all, the same rules apply to turf on a Kalamunda block.

Forrestfield questions, answered from the source data

Why does Forrestfield have a soil landscape system named after it?

Because this is the ground the surveyors used to define it. The Forrestfield system is described as the "Undulating foot slopes of the Darling and Whicher Scarps. Duplex sandy gravels, pale deep sands and grey deep sandy duplexes. Woodland of E.marginata, calophylla and wandoo and some B.grandis". About 11.6% of the suburb maps to that system unphased, with further Forrestfield phases on top of it. The name describes a landscape position, the foot slope between the plain and the scarp, rather than a single soil.

How reliable are the soil percentages for Forrestfield specifically?

Less precise than for most suburbs, and it is worth saying so. Around 41% of Forrestfield is mapped only at unphased system level, meaning Pinjarra system, Murray Valleys system or Forrestfield system with no phase detail, which is 1:250,000 mapping rather than the finer surveys used elsewhere. Read those numbers as a description of the district, not of your block. Every percentage on this page also covers the whole suburb polygon, roads and bush reserve included.

Does synthetic turf count against the Kalamunda verge cap?

Yes, explicitly. Condition 12 of the City of Kalamunda's verge landscaping conditions says "Synthetic turf is to be treated as a non-vegetated area", and condition 11 caps non-vegetated areas, which also cover paving, gravel and sand, at "no more than 50% of the total verge area". So on a Forrestfield frontage, the turf and any existing paving share the same half between them, and the other half has to be ground-level vegetation, mulch or grass.

Is the ground here harder to dig than a coastal plain block?

Often, yes. Gravel and laterite make excavation slower work than sand, and Forrestfield sits where the coastal plain meets the foot slopes, so a block can turn up either. That shows in a quote as base preparation hours and sometimes as spoil that is heavier to cart. It is one of the more common reasons two apparently similar Perth jobs come back at different rates for the same product. There is no published WA schedule for any of this, so ask the installer to break the base cost out on the quote.

Does an artificial lawn get me out of the sprinkler roster?

It takes you out of the question entirely, which is not quite the same thing. Water Corporation's roster and the Sprinkler Switch-off regulate how you may water a lawn or garden. Synthetic turf is not watered to keep it alive, so there is nothing to roster. It is worth being precise about what you are stepping away from: two sprinkler days a week set by the last digit of your street number, once a day, before 9am or after 6pm, and no sprinklers at all from 1 June to 31 August, with a stated $100 on the spot fine.

Which weather station should I use for Forrestfield?

Perth Airport, station 009021, is the better proxy for the eastern and foothills suburbs than the Perth Metro station, because it sits inland. On its 82-year record it averages 28.7 days a year at or above 35°C and 4.5 days at or above 40°C, with a median January rainfall of 1.8mm. That is the summer any lawn here has to survive, and it is a large part of why the artificial option comes up so often in this part of the city.
